House clearance

A practical house clearance checklist for Crystal Palace

Work through each room, protect the items you want to keep and prepare the collection route.

1. Decide what the clearance includes

A house clearance is easier to plan when everyone agrees what should stay. Before asking for a quote, walk through the property and list the rooms, cupboards, garage and outdoor areas that need attention. A whole-house enquiry should include all of them, even if some contain only a few things.

If several people are involved, settle decisions about belongings before the collection. Put important documents, keys, photographs and valuables somewhere separate. For rented property or belongings owned by someone else, make sure you have permission to arrange their removal.

2. Separate keep, reuse and remove

Use three simple categories and make them visible. Label anything staying in a room that is otherwise being cleared. This is particularly useful when a desk, appliance or fitted unit is remaining while the loose contents go.

Items in usable condition may be suitable for sale or donation. Check acceptance and collection arrangements with the recipient first. Do not assume that a charity can take every sofa or mattress, or that a reuse collection will fit your moving date.

  • Keep essential paperwork and personal items apart.
  • Confirm any donation or sale before the clearance appointment.
  • Show the team anything remaining in the property.
  • List sheds, lofts and outbuildings separately so access can be assessed.

3. Photograph each part of the job

Take a wide photograph of each room and any separate piles. Add close-ups of large furniture and items with unknown contents. Photographs help a house clearance quote reflect the actual work, but the team may need more information before confirming the scope.

For a Crystal Palace flat, include the floor level, whether the lift is working and any tight turns on the route outside. Tell us about shared entrances and how access can be arranged. Never open sealed containers or disturb suspect material just for a photograph.

4. Plan the route and parking

Think about the journey from the furthest room to the collection vehicle. Mention steep steps, narrow doorways and a long carry through the garden. A street address near Anerley Hill or Church Road does not tell the team whether the items are in a ground-floor room or an upper-floor flat.

Check any building access arrangements and parking restrictions that apply to the property. Pass them on with the quote enquiry. Leave heavy lifting and awkward furniture where it is until suitable handling has been agreed.

5. Confirm the collection-day checklist

  • Agree the items, access, price and appointment before booking.
  • Confirm who can provide entry and answer questions at the property.
  • Keep the route clear of loose possessions where it is safe to do so.
  • Point out the items to keep before work starts.
  • Tell the team if the load has changed since the quote.
  • Check the agreed rooms and collection areas before the job is finished.
